What is HDB? Singapore’s Housing and Development Board (HDB) is a pivotal institution in the city-state’s journey towards modern urban living. Established more than 60 years ago, HDB has played a crucial role in transforming Singapore’s housing landscape. We have evolved from a nation grappling with inadequate living conditions into an efficient, high-quality public housing model. Other than affordable homes, it aims to foster vibrant communities and promote a high standard of living.

In the most recent announcement of cooling measures the LTV of resale HDB loans is reduced from 80% to 75%. What does this mean? In very layman’s terms, it just means for a 1 million dollar value of HDB property valuation; one can loan up to 750,000 SGD instead of 800,000 SGD. The recent news of a record price of 1.77 million on a single HDB home, means that the LTV will be reduced by 5% should resale buyers continue the same purchasing trend.

It is quite clear that the cooling measure is to ensure the resale HDB price is at sustainable rates. In my own opinion, the gov has all the statistics. The new prices of HDB to say, million-dollar HDB are rare. (i.e. location, HDB size, layouts, rarity, duplex) is still dependent on multiple factors. Not many can afford to pay top dollar for a resale leasehold property. I’m not an agent nor am I in public service. I strongly believe that there are rationable explanations behind every decision (Be it a good or bad one) and in this aspect, the focus of this issue is really about a few points.

  1. Demand for HDB. Increasing supply so that demand will go back to normal.
  2. It is highly likely given our gov focus on statistical approaches many times (Not saying all the time) This 5% is probably the way they manage the resale affordability (Based on the median House Pricing and resale pricing) If this cooling measure is insufficient, I don’t think they will stop at just 5% until it slows down. To put it simply, there’s no crisis and no bubble. Our home assets remain to be our assets.
  3. Young homeowners assistance (i.e. first-time home-buyers). Standard, Plus, Prime new HDB changes. Providing the incentives to stay at CCR, RCR or OCR depending on one’s choice. The new incentives also help low to mid-income households to own homes with benefits, subsidies and incentives islandwide.

To be honest, this strategy seems to be a rejuvenation of places to own in small Singapore as well and every school is a good school strategy. All these policies in my view are linked to one another for a more inclusive society. Just to see the entire big picture – The execution needs some finesse. Singapore Government is the basis, once they have declared, they will do all to execute it. The issue is just a matter of when that will be done.

How is that going to affect private housing going forward? I’m not too sure but I’m kind of swayed to the fact that it will slow down that price hike in housing. Being land scarce, it is hard to believe that prices will drop in the near term. My definition of the near term is 10 years just because the properties, living spaces, and amenities take years to develop and create a natural habitat for the township.

For some sense within me, there will be more generation changes. More people will hold on to their HDB. Less property flipping will happen and like ever before, only the rich get richer assuming they get the right properties.

The Housing Board is a testament to addressing housing challenges with foresight and ingenuity. By constantly pushing the envelope in housing design and community development, HDB not only meets the needs of today’s residents but also paves the way for a better, more inclusive future.

New Year, New Start in 2024

Before we start on anything for 2024. I would first apologize for disappearing for a full year. I was fully focused on getting my career on track to only lead to a single result. The end result is actually disappointment, anger, and fear. I ask for peace and hence over it. I am keen on moving forward and this is actually good for me.

Everyone is different

My situation can be similar or different from many others. One can choose to focus on the negative aspects or the positives. This year, I will try my best to constantly blog more, and provide more deals, promotions, and thoughts about stuff. Provide more referral sources to find out about life hacks and travel more.

We keep looking into blogs, about deals, life, investments, about promotions. It all begins with one thing, you need to have the basic necessities of life. Food, drinks, bills that you pay. If a certain segment does not fit where you are heading or takes some time to reach, just ignore it and focus on your current situation.

Work on it until you have built your emergency funds up. Inflation today has dropped but it is not a joke, prices will not drop even if there is a deflation (Unlikely so) However, I do personally think that interest rates might just drop drastically – This has already been priced in in the most recent treasury bills and SSB. Personal Finance consists of many parts, some choose to focus on P&L while others focus on finding great deals.

What is Personal Finance to you?

For me, personal finance is a game of psychology. It is how one deals with another person’s boasts or proof of what works for them. I do not see red over others and I actually would celebrate their achievement. My only gripe is that everyone is different and one does know another’s situation. So, my ask here of you if you are humbly reading my posts is that. If you have excess cash, good for you, you can seek better and more deals. If you are of a humble background, a fresh graduate, or someone in a situation.

Don’t fret. Many people are in the same situation – You just need to be aware of the situation you are in. Drop the “I’m unlucky, I’m old, I’ve to restart” stigma. Age is just a number and your situation is only temporary. However, if you continue your rut and continue to be unhappy then I can only say that you’ll take a longer period to get out. You will eventually.

A New Service in Town – Goldback on Hugo

With the internet, news and services get rolled out pretty at a light speed. Recently, the blog community and several other channels (likely paid/sponsored) has seen a new service in town. It isn’t your usual savings or investment account but instead a Goldback account. At at current, it looks really simple at this point in time. I’m not sure what they have in store for future development. (https://onelink.to/hugosave)

Hugo Save or Wealthcare

Savings are made made simpler through the Hugo Save App. How this works is through Roundups – every transaction on the Hugo Platinum Visa Debit Card is rounded up to the nearest dollar. This weekly Roundup savings are then automatically invested into real physical gold via the Hugo Gold Vault.

There are also other options such as:

1. Micro Investments – Grab Invest (Nothing Fancy but also nothing exciting). These have no lock-ins.

2. Micro Insurance – SNACK by Income. They offer small insurance benefits that build up over time. They can be a good source of insurance coverage for freelancers or folks who just came to employment.

3. With Hugo, they focus on savings and what more can they do to provide it as a platform to save eventually rounded into Gold.

b. Fill and submit your details. I believe they have a pretty quick turnaround. Meanwhile, you will need a photo of your NRIC and selfie as a check.

c. Within the next business day, you should have your account setup and proceed into the app to get your physical card. This portion takes about 2 weeks minimally to obtain the physical card and start spending.

Each account is provided with an account number and a DBS Swift Code which is safeguarded within DBS Bank. You can load money via FAST to your account at Hugo

c. You can then explore to create moneypots (Savings) and if you spend on your card, there will be a round up function which will complete your micro savings into what they call Goldback.

Features

There are several features on the app:

  1. You can add money pots to create saving goals. (for example – different kid, PS5, new gadget) Take note though that there will not be any interest earned.
  2. Separately, there is a Gold Vault which you can:
    1. regularly invest in by setting a monthly date and amount to put into Gold
    2. Ad-hoc invest into the Gold account.

The Gold account in the Gold Vault is physical gold allocated against your investments. They are stored in an accredited London Bullion Market Association vault and insured by Lloyds of London.

My Personal Thoughts

Pros

Good things first – When i first checked this out, the first thing that came to mind was a structured way to save money. This works for me in terms of setting saving goals for myself and pocket money for my kids.

The idea of roundups came in as a fresh perspective. Putting it into Gold was a little off-putting initially but i figured out that it is a safe haven so no harm to do so.

Next, I eventually thought about freelancers and people who say that they can’t really save every month. This put in to practice what you can really do now. Putting money pots and fix your savings without spending it.

With the increase and new generation into freelance work, this will help people in terms of educating savings. You have a fixed

Cons

I’m just thinking as a devil’s advocate. Should there be more than Gold as an option in this roundup function?

Next up, the physical card took rather long to arrive before I can use it. Perhaps, there can be consideration for spending on the numberless card before it arrives.

Are there any signup perks for customers? Since the objective is driven by savings instead of an interest bearing account. Considering that I can do the same via a Bank app, what is the edge other than purely savings.

Afterall, I’m pretty seasoned in this new app, new services stuff. They spend money to acquire customers, then roll a tight budget to stay sustainable. Nothing wrong in doing so, that’s just entrepreneurship and staying relevant.

SGfindex – The all in one consolidated banking view

This is really a nice initiative from MAS to combine all the bank data but I do have some gripe over it and there are nuances which I find myself complaining all over it. Before I do, I shall not and since this is something interesting to see, I would suggest everyone to try it.

Due to the technology involved in this, I wouldn’t suggest those who are not too savvy to attempt. You will get more frustrated from this. Technology do help us but also complicate our lives so much more. It’s just removing a a middle man to reduce pricing but then re-introducing the middle man as  multiple stores and having different shop fronts and products which differs a little from one another.

What is Findex?

If you give your consent to the platform, you can share your personal financial data across Citibank, POSB/DBS, HSBC, Maybank, OCBC Bank, Standard Chartered Bank and UOB, plus government agencies like CPF, HDB and IRAS

This system is jointly developed by GovTech and I suppose SingPass is the security gateway to this capability. It is also stated that personal data is not stored.

I find that this is really in the infant stage of the launch and the applications can be developed into something more. That’s more GovTech and the merchants to find out.

What is the buzz about?

Consolidated bank accounts into one app. Let’s put it this way.

If you have a Standard Chartered bank account, choose the sgfindex option, login to Singpass and link your other bank accounts.

And if you have a OCBC bank account, choose the sgfindex option, login to Singpass and link your other bank accounts.

If you have a DBS bank account, choose the sgfindex option, login to Singpass and link your other bank accounts.

Okay, I think you get it. It is manual and you will need to endure with the lag, error 404, missed linked, etc….

I mean yeah, you get to see all your accounts in one app. All your credit cards, loans, selected government related accounts will be on it and that’s that.
